Before renovation, the 1320 Broadway building was described as “a hulking, concrete-form structure.” It was built in 1948 specifically for The Oregonian newspaper and designed by renowned architect Pietro Belluschi. In order to modernize the dated structure, Allied Works Architecture and Fortis Construction were selected for the $15.5 million building renovation with the goal of delivering desirable workplace environments for tech, creative and professional services firms. After extensive preconstruction efforts to address logistical and historical challenges, Fortis’ overhaul of the building opened up towering 28-foot ceilings, 20-foot glass walls and architectural accents that were buried for decades beneath drop ceilings and acoustic ceiling tiles. The renovated 1320 Broadway Building now offers 165,000sf of open-office and hospitality spaces over five floors, including ground-level retail. The building’s additional features include a new entry, upgraded façade, a 4th floor open-air terrace with panoramic views, a 4th floor mezzanine of 6,100sf, a 5th floor flexible space of 13,200sf, 200 bike stalls, and a parking garage for 80 cars created within the basement space of the old printing presses. Subsequent to the building modernization, Fortis worked within the building while it was occupied by tenants to deliver the 17,000sf, $2.7M SRG Partnership office and the 39,000sf, $3.6M D+H Financial office.
