Fortis was selected by developer Capstone Partners to repurpose the Custom Stamp and Manufacturing plant located in Portland’s Central Eastside. The $11 million, 72,000-square-foot project provides ideal creative-office spaces within one of the City’s most popular and trendy areas, which is also a central location for biking, public transportation and access to I-5 and the Hawthorne and Morrison Bridges. Overall, the development is divided between two buildings—a 48,800sf South Block and a 22,800sf North Block. Within the buildings, Fortis built out new commons areas, new stairs, a mezzanine and roof decks. Inside the vintage ‘40s and ‘50s buildings, historic elements such as one of the original 20’ Custom Stamping machines; the old-growth timber, bowstring truss roof; and additional scales and machinery were refurbished and remain to reflect the area’s industrial roots. The development now provides new building systems throughout, a seismically upgraded structure, ceiling heights up to 30 feet, clear heights up to 18 feet, significant natural-light skylights, interior bike storage and showers, rooftop decks with city views, and energy-efficient operable windows.
