Fortis was selected to create a 50,000sf, cutting-edge R&D and vehicle-testing workshop for Jaguar Land Rover (JLR) in Northwest Portland. Early in the process, Fortis provided a series of cost studies and estimates to allow for data-driven decision making with the site selection process, resulting in a tenant improvement of Redfox Commons—an adaptive reuse building by Developer/Owner Langley Investment with an exposed timber structure.

The buildout established a state-of-the-art workspace that seamlessly integrates collaboration and vehicle workshop spaces while representing JLR’s luxury brand. Through a design-build approach, Fortis worked in real time with LRS Architects to align budget, schedule, and quality objectives. The 30,000sf modern work space prioritizes wellness and sustainability, consisting of workstations and collaborative areas, training and conference rooms, break rooms, a kitchen, bike and fitness area, reception/lobby, storage, and server/IT space. The 20,000sf vehicle-testing workshop supports JLR’s pioneering R&D and testing of new technologies and enhanced driving experiences through enclosed- and open-vehicle testing bays, vehicle lifts, a virtual-reality lab, and a performance-based rig lab.
