The OSU Foundation selected Fortis Construction as it CM/GC partner with SERA Architects to deliver a new headquarters within the 4238 Building in Corvallis. The two-story, tilt-up concrete building was constructed in 2000 and initially designed for a sole tenant. With the Foundation moving into the 58,468sf building to take 40,000sf across all of the top floor and a majority of the first floor, Fortis was tasked with developing a construction plan that would allow the partial ground-floor tenant to remain in place and operational throughout the headquarters buildout. Beyond developing the approach to allow the building to remain occupied during construction, Fortis and SERA collaborated in preconstruction to confirm the program and project budget while developing a workplace to meet the client’s goal: create an environment that reflects the mission and professionalism of the Foundation. The successfully completed $7.2M headquarters now provides a mix of open- and private-office and meeting spaces including 130 cubicles, 44 private offices, conference rooms, a break/lunch room, workout room with showers, and enough meeting and collaboration space to hold an all-staff meeting for 200 employees.
